BCLT Conservation Easement Monitoring

When the Black Canyon Land Trust accepts the donation of a conservation easement from a land owner, one of the obligations we take on, is the responsibility of protecting the land’s conservation values over time. We ensure the terms agreed upon in the easement are maintained, even as landowners change. We accomplish this task by monitoring the property on an annual basis.

The monitoring visit typically occurs in the fall, after the growing season and before the winter snow comes. A representative from BCLT will contact landowners by phone or mail to set a time to meet on the property. During this meeting, we will go through the terms of the easement and discuss any changes that may have occurred on the property in the last year. Depending on the type of easement, the monitor may take pictures of range or weed conditions to document natural changes over time. The original baseline document will be used as a benchmark for all monitoring activities. We will also review the property boundaries and monuments.
